Having secured the site from an associate of the Group, we undertook a planning objective to run an alternative residential scheme alongside our successful Business Units.

The scheme is set out to deliver 4 executive detached homes and 3 semi-detached properties, along with Grade 1 Office accommodation to retain the Parish Council's local employment objectives.

The Planning Principle has proved very testing and technically complicated, given the scheme's location just yards inside the SDNP Boundary.

We were approached by the owner's family, who were unfortunately left the property through Probate. We acquired the property and worked with the family to secure planning consent to convert the detached bungalow into 2 x 3-bedroom semi-detached houses.

The properties were constructed within a 9-month conversion program and exceeded all expectations for the final resale, which provided testament to our Planning and Construction teams.

Both properties were sold off-plan and at the asking price, with strong interest in these lovely, well-presented conversions.

This opportunity was sourced by our land-buying team, which had to overcome strong market opposition.

The planning consent was already secured, with us applying several material amendments to improve the scheme for 4 number 3-bed terraced properties.

We managed the delivery of these very popular family homes over a 12-month program, which were delivered and sold within the designated period, on time and on budget.

A member of our land buying team provided this opportunity to acquire this demanding property, which dates back to 1872, with the original property, which consisted of a Cob Constructed Cottage.

We approached the WCC Planning Department and negotiated a full conversion and extension to the Cob Cottage, which posed demanding, technical challenges, including addressing all the issues surrounding COVID and the relevant fallout for the market.

We finally completed the project, having amended our original program objectives and absorbed the numerous delays to the main property.

The final layout was an executive 5-bedroom 4-bathroom detached property on .7 of an acre overlooking Crowd Hill.

We were approached to provide a Feasibility Study for the scheme whilst it progressed through a successful planning process.

All the financial elements of the final schemes' delivery were presented to the owner in preparation for their consideration of the projects' disposal once all final planning processes were completed.

The original Bungalow was demolished, and Planning Consent was secured for two large Executive Detached properties, namely 11 and 11a.

Each property was designed to deliver individual layouts and finishes, with high-specification kitchens, bathrooms, flooring, and rear Bi-Fold Doors to each rear elevation, with secluded rear gardens.

The development was delivered on budget and within our original phased 12-month construction program.

The original Bungalow was acquired, and Planning Permission secured for a new 5000 ft2 Detached Property.

We decided to retain 2 original walls from the previous property and proceeded to deliver a large executive 6-bedroom 4-bathroom property with a Cinema, Gym, and a large 2-acre rear garden and Grounds.

The development was delivered on budget and within our original 12-month construction program.

This was the Phase 1 delivery of our Alresford Masterplan project, which involved converting an office building into 3 High-Specification 1- and 2-bedroom apartments.

This opening Phase is to be followed by Phase 2, which will convert Bennett House into 8 Apartments and 3 Townhouses.

The Apartments were finally completed through a very challenging COVID period.

The final phasing and delivery of the scheme have been adversely affected by COVID, but momentum has now been regained, and Phase 2 is due to commence soon.

This property was our first acquisition and development on the established Tower Industrial Estate.

To support our Engineering and Fabrication divisions, we acquired Unit 8 from the old Estate Trust and converted it into our main manufacturing and management facility.

With additional office space delivered to the first floors via Mezzanine Flooring and Acoustic Partitioning, all office areas had Climate Controlled Heating and Cooling Systems running above the newly fitted suspended ceilings.

The Industrial Space accommodated our main manufacturing space and machinery, including Plasma Cutting systems, Firmack Assembly Lines, and Tig/Mig welding stations.

All production machinery was linked with our first-floor CAD teams, who would deliver the 3D CAD/CAM layouts directly to the manufacturing machinery, providing a seamless, multi-functional assembly process.

Unit 5 Tower Industrial Estate

We were instructed by the new owners to undertake a full refurbishment, to include additional Mezzanine Storage and Office space. The net internal area of the ear was increased from its original 6500 ft2 to around 10200 ft2.

With the high-specification refurbishments and enhanced floor space, the original purchase price secured an enhanced value of circa £325,000, while also delivering additional operational capacity to enable the new owners to continue their expansion objectives.

Unit 2 Tower Industrial Estate

This industrial property was purchased to meet our Engineering division's manufacturing and assembly requirements. The property was originally around 10,600 ft2 of run-down industrial space. We decided to subdivide the main building to deliver two properties, one being 46oo ft2 and the retained facility for our Group Portfolio of over 7000 ft2.

Enhanced floor areas were achieved by subdividing the original building with a full-height party wall, with internal mezzanines fitted to accommodate first-floor offices in each building.

Both properties were fully refurbished with new Electrical, Plumbing, and Heating systems, with ASHP Climate Control in the Office Areas.

This vacant industrial building with an attached storage yard was acquired at the invitation of the Alresford Parish Council. We completely refurbished and segregated the buildings into two high-specification Office Units, covering over 4000 ft2 of prime rental space.

Full reviews, survey reports, and dilapidation schedules were delivered to satisfy the new incoming owners of this large warehouse and office building.

Meadow View Business Park ‘Upham’

This was a whole new Business Park designed and fully constructed as part of the Upham SDNP redevelopment.

We aligned with our design team, Hurrell Architecture, to deliver a full high-specification business park with 7 office buildings of varying sizes, all built to BREEAM Excellence within the South Downs National Park.

The 7 properties had net internal sizes ranging from 1150 ft2 to 3100 ft2, providing a total net internal area of circa 12.500 ft2.

Each property had climate-controlled ASHP systems with Timber Clad external cedar finishes.

There is private, on- and off-road parking for up to 50 vehicles.

We successfully provided the HVAC Feasibility package for the Ventilation package within this prestigious new development on Oxford Street in the heart of London.

The two buildings, which cover 8 and 14 floors, respectively, include Office Space, a Cinema, a shopping mall, and Apartments.

The site is located at the corner of Oxford Street and interlocks with the new Main Line Tube Station and has underground Basement Areas for parking and High-Tech Smoke Extract systems.

Our role for Laing O'Rourke under our longstanding consultancy agreement was to provide financial feasibility for the complete refurbishment and regeneration of the whole Olympia site.

New Hotels and Offices were added to the existing scheme along with a completely rebuilt Public Realm area.

Overall, the development budget exceeded £200 million, with the M&E packages accounting for a large share of this overall construction project.

London Academies

As part of our Consultancy Agreement with Laing O'Rourke, we successfully presented the Project Costing and Feasibility for the Academy Roll-Outs to the London Borough Council.

This is the first of several new Academies to commence within the London Borough Boundaries, and we provided the full HVAC Ventilation packaging to demonstrate the scheme's financial viability.

The development program is 24 months long to deliver a high-specification Education Academy for the local councils and the London Borough.

This is anticipated to be the final stage of the main 1B project, and we await further progress on the pre-planning stages.

This is an extension to the main building, 1B, which is currently in the planning process with Fareham Borough Council. This additional new Industrial Block will form part of the extension of our Project Management brief on 1B.

We are instructed to undertake the full turnkey Project Management of this latest part of the main Daedalus Waterfront development. We are working under the main clients, Tidebank and Patron Daedalus, to manage the whole project, containing 27 Industrial Units with variable net internal areas.

Having taken possession of the Design Brief with the Architects Porter Robson, we are now progressing through procurement preparation. We will soon be instructing the successful contractors to deliver both the Sub Ground package and, in turn, the Above Ground delivery of the Portal Frame buildings.

We have projected a 9-month construction program and fully expect further buildings to be added to this opening instruction.

This was a continuation of our acquisition objective with the Alresford Parish Council to acquire part of the run-down Industrial Building within The Dean, Alresford. The property was a 2-story office building with industrial space and storage to the rear.

We segregated the title, completely refurbished the front 2-storey office space, and retained it as part of the Firgrove rental portfolio. The rear was completely refurbished into 3,400 ft2 of Industrial Space with a new modular roof and internal offices.

Oman Frigates

This contract was secured via MOD clearance, allowing us to provide design, manufacture, and installation of all HVAC Ventilation systems for the new Oman Type 52 Frigates.

Our Production division supported components and CAD packages, and additional component storage was provided within our portfolio on Tower Industrial Estate.

This opening instruction from BAE Systems typifies our commitment to robust commercial systems and procedures, as well as our internal QA Project Management processes.

Micheldever Tyres Head Office

Firgrove were awarded the full Project Management package for the conversion and redevelopment of the Micheldever Tyres Head Offices in Micheldever.

The original buildings were stripped of all internal walls and finishes, with a new, segregated first- and second-floor configuration. LED Lighting Systems and Heating and Cooling systems were installed within the newly fitted suspended ceilings.

All new windows and doors were installed to a high standard, along with all new internal floor coverings, including Carpets and Amtico Flooring, in the various office, catering, and toilet Areas.

The refurbishments were undertaken under budget and within the 9-month projected completion term.

BAE Carrier Alliance

This contract was secured via MOD clearance, allowing us to provide design, manufacture, and installation of all HVAC Ventilation systems for the new Aircraft Carriers within the Carrier Alliance.

Our Production division supported components and CAD packages, and additional component storage was provided within our portfolio on Tower Industrial Estate.

The Carriers were constructed using up-to-date modular construction techniques, with final assembly undertaken in Rosyth, Scotland.
